What Is an AI Employee for Self Storage?
Last updated
The short answer
An AI employee is one AI that works for your business the way a member of staff does, with its own phone line, and it isn't limited by call volume or minutes. One covers up to five facilities and costs $300 a month at Landlord. Answering the phone is only part of what it does: the same employee follows up enquiries, takes payment, issues and revokes gate codes, chases unpaid invoices and runs your marketing, working inside the systems you already run. You don't set it up. We do, off one call, and it arrives trained.
What an AI employee does that an answering service doesn't
An answering service does one job: it catches the call you missed and hands you a message.
An AI employee is hired for the job, not for the phone call. It learns your software the way a new starter would, your management system, your inbox, the spreadsheet where the overdue accounts live, and works inside them. Ours answers the phone first because on day one that's the loudest problem. Most operators have it doing three or four other things by month three, at the same $300.
- Answering calls. Picks up at 2am, quotes the unit, completes the booking, and handles a hundred calls at once. Included at $300: yes.
- WhatsApp and email. Carries the same conversation on whichever channel the customer chose. Included at $300: yes.
- Chasing enquiries. Someone rang Tuesday and didn't book, so it follows up Thursday without being asked. Included at $300: yes.
- Marketing. Writes and sends the campaign to past enquirers and dormant tenants. Included at $300: yes.
- Taking payment. Collects securely through Stripe or GoCardless, and sends a payment link itself, as part of the rental rather than as a message for you to chase. Included at $300: yes.
- Invoicing and arrears. Sees who is overdue, sends the reminder, chases the payment. Included at $300: yes.
- Gate access. Issues the code in your existing gate system when the rental starts and revokes it when the tenant leaves. Already done on PTI and Nokē, among others. Included at $300: yes.
- Maintenance routing. Takes the report of the broken light or the stuck door, gets it to whoever fixes it, then checks back until it is actually closed. Included at $300: yes.
- Reporting and admin. The weekly numbers, records updated, the typing a member of staff would do. Included at $300: yes.
- Learning your software. Picked up during onboarding, with no per-integration fee. Included at $300: yes.
Two honest limits on that. It is not accounting software and it is not a marketing platform. It works inside the systems you already pay for and doesn't replace them, so if your books are a mess today, an AI employee will chase your arrears politely through a mess. And what it can do inside your gate or payment system is bounded by what that system lets any user do: if there's no way to revoke a code remotely, there's no way for the AI either.
It does change what the price comparison means, though. Against a $29 answering service you are not comparing $300 with $29 for the same thing. You're comparing one job with ten. If messages taken accurately is genuinely all you want, that breadth is wasted on you and you should buy the cheap one.
Who sets it up, you or the vendor
This is the cost nobody puts on a price page, and for most operators it's bigger than the price. The usual shape in this category is software: you sign up, you configure it, you write what it should say, you connect it to your gate system, you test it, you fix what it got wrong. Nobody charges you for those hours, which is exactly why nobody counts them.
We don't work that way. You get one call, where we ask how you want the employee to work: what it says when someone rings, what it must never do, what it's allowed to discount, who it wakes up and when, which of your systems it needs to touch. Then we go and build that employee and hand it back live. It's closer to using a recruitment firm than buying software. You describe the person you need and they turn up trained. That's the honest reason there's no setup fee, and why answering, gate access and taking payment are all live within days.
What we can't take off you is the deciding. Somebody has to answer those questions, and half of them are things most operators have never had to write down. So ask every vendor the plain version: who does the setting up? If the answer is a login and a help centre, it's you.

Will it work with the systems I already use?
This question stalls most shortlists, and it's usually answered with a logo wall. Ours is a sentence instead: the AI is built to use software the way a member of staff does, so if a person can do the job in a browser, the AI can do the job. Where a system has an API it uses that instead, and builds the connection itself. In practice that covers effectively every gate access system on the market. We've already done PTI and Nokē, among others. Payments run through Stripe (stripe.com) or GoCardless (gocardless.com), collected securely, and the AI can send a payment link on its own.
Two things follow, both about your bill. There's no per-integration fee, because connecting to your systems is part of building the employee and sits inside the $300. And "we don't support that one yet" isn't an answer you should have to accept from anybody, because a system a human can operate is a system an AI can be taught to operate.
The limits are real. The AI can only do what your system lets a user do, so a gate platform with no remote revoke blocks the AI exactly the way it blocks your manager, and a system nobody has connected before takes longer than one that's been done a dozen times. Ask every vendor the same three: is my gate system on your list, what happens if it isn't, and what does adding it cost?
How we compared these
Landlord's setup fee, contract and trial terms, what its AI employees connect to, and how they are built and delivered are our own account of our own product rather than a third party's.

Frequently asked questions
What is an AI employee, and how is it different from paying per facility?
An AI employee is one AI that works for your business the way a member of staff does, with its own phone line, and it isn't limited by call volume or minutes. One covers up to five facilities and costs $300 a month at Landlord. Past five sites, or if you want a second employee split by site or by job, we quote individually, still with no per-minute charge and no setup fee.
Does an AI employee only answer calls?
No. Answering calls is one job of several. A Landlord AI employee also handles WhatsApp and email, follows up enquiries that didn't book, takes payment as part of the rental through Stripe or GoCardless, issues and revokes gate codes in your existing gate system as tenants move in and out, routes maintenance reports to whoever fixes them and checks back until the job is closed, runs marketing campaigns to past enquirers and dormant tenants, chases overdue invoices, and does the reporting and record-keeping a member of staff would do. It learns the software you already use rather than replacing it, and all of that sits inside the same $300 a month with no per-integration fee.
Does an AI answering service work with my gate access system?
A Landlord AI employee does. It is built to use software the way a member of staff does, so if a person can operate your gate system in a browser, the AI can operate it, and where the system has an API the AI builds that connection itself. PTI and Nokē are among the systems already done. It issues the code when a rental starts and revokes it when the tenant leaves. There is no per-integration fee; connecting to your systems is part of building the employee and sits inside the $300 a month. The limit is your own system: the AI can only do what that system lets any user do.
Can an AI answering service take payment?
A Landlord AI employee takes payment as part of the rental rather than handing you a message to chase. It collects securely through Stripe or GoCardless and can send a payment link on its own. Not every vendor in this category completes the rental at all, so ask directly whether the service takes payment or takes a message, because that difference is worth more than the gap between any two monthly prices in this category.
